Cloud Kitchen Setup Cost in India: What It Takes to Launch and Break Even

By Anthony Philip · 27 October 2026 · 8 min read

In short

A single-brand cloud kitchen of 800 to 1,200 square feet costs 15 to 40 lakh to set up in metro India, with kitchen equipment and exhaust the largest line at 8 to 15 lakh. Monthly running costs are dominated by food cost at 30 to 35 percent of sales and aggregator commissions at 18 to 30 percent, so the model only works with a tight menu, an average order above 350 rupees and discounts kept under control. Most kitchens need 100 to 150 orders a day to break even within 12 to 18 months, which is why a second brand from the same kitchen is usually the fastest route to profit.

A cloud kitchen is the cheapest way into the restaurant business and the easiest way to lose money quietly, because the numbers that matter are hidden inside the aggregator statement. Here is what one costs to set up, what it costs to run, and the order volume it has to reach, from the delivery-first kitchens Table & Fork has planned.

Basis: typical ranges from Table & Fork project budgets for leased sites in metro India, excluding GST. Rents, commissions and packaging costs change by city and by aggregator contract, so treat these as planning numbers, not quotes.

How much does it cost to set up a cloud kitchen in India?

Fifteen to 40 lakh for a single-brand kitchen of 800 to 1,200 square feet in a metro. The low end is a used-equipment kitchen in a semi-commercial area running one tight menu; the high end is a new kitchen built for two or three brands with a proper exhaust, cold room and a launch budget. A shared or rented kitchen space cuts the upfront cost to 3 to 8 lakh, in exchange for monthly rent of 40,000 to 1 lakh and less control over the space.

Cost lineTypical rangeNotes
Kitchen equipment and exhaust8 to 15 lakhRanges, fryers, refrigeration, hood, gas bank
Civil work and fit-out3 to 8 lakhFlooring, drainage, tiling, electrical, plumbing
Security deposit and advance rent2 to 5 lakhRent 50,000 to 1.5 lakh a month for 800 to 1,200 sq ft

Working capital3 to 6 lakhThree months of rent, salaries and purchases

What does a cloud kitchen cost to run each month?

Food cost at 30 to 35 percent of sales and aggregator commission at 18 to 30 percent together take half of every rupee before rent, salaries, packaging and discounts. Packaging runs 4 to 7 percent of order value, higher for liquids and multi-compartment meals. Staff for a single-brand kitchen is six to ten people across two shifts, including a kitchen manager, which is 1.5 to 3 lakh a month in a metro. Rent, utilities and gas add 80,000 to 2 lakh. Marketing on the aggregator platforms, meaning sponsored listings and funded offers, is the line owners underestimate most; plan 5 to 10 percent of sales in the first six months.

How many orders does a cloud kitchen need to break even?

At an average order of 350 to 500 rupees, a kitchen with the cost structure above needs 100 to 150 orders a day to cover its running costs and repay a 25 to 35 lakh setup within 12 to 18 months. Below 60 orders a day a single brand rarely covers rent and salaries. The arithmetic improves sharply with a second brand from the same kitchen and staff, because the fixed costs are already paid; most profitable cloud kitchens we see run two to four brands with shared prep.

Which licences does a cloud kitchen need?

The same core set as a restaurant, minus the eating house and music licences: an FSSAI licence, which the aggregators require before they will list you, GST registration, the municipal trade licence, a fire NOC and shops and establishment registration. Allow four to six weeks and apply the week the lease is signed. If you rent a shared kitchen, check whose FSSAI licence covers your brand, because the aggregators will ask.

What decides whether a cloud kitchen makes money?

  • Menu depth: 20 to 30 items built on shared bases, so that food cost stays at 30 to 35 percent and the kitchen runs on a small team.
  • Average order value: above 350 rupees, built with combos and add-ons, because commission and packaging are flat percentages that crush small orders.
  • Discount discipline: brands that sell only with a 40 or 50 percent offer running end up with a contribution margin close to zero.
  • Packaging that survives 30 minutes on a bike, because refunds and bad ratings cost more than a better box.
  • Ratings above 4.2 and delivery times under 30 minutes, which decide where the aggregator ranks you.
  • A second brand within six months, using the same kitchen and staff.

Cloud kitchen or a small QSR?

If the plan depends on building a brand people seek out, a small QSR with a counter and a few seats usually beats a pure cloud kitchen, because walk-in sales carry no commission and the shopfront advertises itself. If the plan is to test a menu, run several brands or serve a catchment where rents are high, the cloud kitchen wins on capital and speed. Our guide comparing QSR and cloud kitchen models walks through that decision in detail.
